Summer Ridge HOA GOVERNING DOCUMENTS
In addition to state, local, and federal laws, a common interest development is governed by its governing documents. The governing documents may have been initially drafted by the developer, but are subject to amendment by the association and its membership over time. The homeowners association's governing documents contain the rules, regulations, and all other contractual terms that members are bound by. If a property is part of an association, membership is automatic when you purchase that property. Below are a few governing documents for the Summer Ridge Home Owners Association.
Summer Ridge HOA Declaration of Covenants, Codes, & Restrictions - This contains the rights and responsibilities of each member and the responsibilities of the HOA to its members. Information about architectural restrictions, property use restrictions, property maintenance standards, and more.

Article 2.7 has been amended to state that lights can be installed 45 days before and 35 days after all applicable winter holidays (December through February). Owners that celebrate back-to-back holidays should notify the ACC so this information can be recorded and shared with the HOAs Community Manager.
Article 2.8 modification proposal as follows: Vegetation and structural plantings must be maintained to preserve views and ensure safety: trees and shrubs may not grow to a height that causes noticeable and unreasonable interference with significant views from neighboring residences, and no fence, wall, hedge, or mass planting may extend beyond the residence’s minimum setback line (20’) toward the street—except for retaining walls that remain within two feet of finished grade and shrubs limited to six feet in overall height. Overgrown shrubs that encroach upon windows, obstruct walkways or driveways, touch building exteriors, or block pedestrian sight lines and lighting—especially those appearing untamed, overgrown or unshaped—are considered non-compliant. Front yards are NOT permitted to have vegetable and/or fruit gardens. This includes but are not limited to those with raised borders such as wood and metal. Fruit trees are permitted.
Article 1.25 - Tenant Registration: Homeowners must register any leased home with the property management company within 30 days of signing the lease. All registration costs, set by the Board and administered by management, are the owner’s responsibility.
