The ACC has established basic landscape standards to 1) establish uniformity within the neighborhood as originally established, 2) prevent overgrowth to neighboring properties/sidewalk unless shared and agreed to by neighbor(s) and 3) ensure that fully matured landscaping can be maintained.

Landscaping Standards:

  • No fence, wall, hedge, or mass planting shall be higher than six (6) feet above ground and permitted to extend nearer to any street/sidewalk than the minimum setback line (20 feet) of the residence (See 4.8).

  • No trees or shrubs of any type, other those existing at the time of the restrictive covenant filing, shall be allowed to grow in height to a point where they shall noticeably and unreasonable interfere with the view of some significance from another residence (See 4.9).

  • Front yard area (excluding concrete driveway) to be no less than 2/3 grass lawn

  • Grass lawn area (excluding concrete driveway) shall extend to and along the sidewalk (or curb if no sidewalk). Shrub and/or trees may be placed on each end of the sidewalk

  • New paths/walkways must be exposed concrete aggregate matching driveway or similar shade pavers

    • Note: Other materials such as flagstone are not allowed.

    • Note: When replacing concrete driveways, the surface appearance must be exposed aggregate. Smooth surface concrete will need to be replaced or have the surfaced modified at owner’s expense.

  • Planting and maintenance of trees and shrubs must not obstruct sight lines required along roadways, encroach upon walkways or block walkway lighting. Shade patterns of larger trees and possible physical damage to other properties by encroaching plantings and roots must be considered. In taking action on the application, the ACC will take into account and consider information it receives concerning possible impacts that the proposal may have on views, natural lighting or ventilation of adjacent properties.

  • Other:

    • Trees shall not exceed 20 feet in height when fully matured

      • Replacement trees requiring a city permit must meet city requirements

    • Trees and/or shrubs must not encroach on sidewalk or neighbors property when fully matured

    • Ground cover shall be maintained with bark or mulch

    • No visible tree stumps
