Roof Replacement

For uniformity throughout the neighborhood and improved appearance over the life of the roof, 3-layer architectural style composition shingles are required. Architectural 3-layer composition shingles provide a cedar shake appearance with significantly less maintenance. CertainTeed Presidential products and GAF Sequoia, Grand Canyon and Woodland 3-layer composite shingles are recommended. Most have a limited lifetime warranty with at least a 10-year algae warranty and have less deformation with age. All roof replacement requests must be approved by the ACC. The ACC WILL REQUIRE the homeowner to remove and replace any non-approved roof replacement. Edge shingles, any standard "3-TAB" style shingles, 1- or 2- layer composite shingles are strictly PROHIBITED..

Homeowners are permitted to submit requests for unapproved roofing products. However, homeowners should be aware that submissions of this nature may take up to thirty days to review. A copy of the estimate or contract is required from the contractor specifying the materials and color to be used. The estimate or contract must be submitted by the homeowner, not the contractor. The pricing may be blocked out if desired

Note: All changes to the property must be submitted and approved by the Summer Ridge ACC via the TownSQ application. This can be done by the owner at no cost or contact the Community Manager with details for submission (note: there is a cost to the owner for this service).

The ACC is monitored through community members, and will attempt to respond within 7 days, though the CC&Rs provide up to 30 days to respond. Any change done without the ACC approval can be requested to be removed at the homeowner’s expense.
