ACC Authority Under the Summer Ridge CC&Rs

Per the Summer Ridge CC&Rs, the Architectural Control Committee (ACC) has full and exclusive authority to approve, deny, or condition any request that seeks a deviation from CC&R requirements. This authority is granted directly by the governing documents and is not subject to Board control or override.

The ACC is an independent body, elected by the membership at the annual meeting—the same way the Board is elected. Because the ACC is elected by homeowners, its decisions reflect the community’s direct mandate and are not subordinate to Board preferences or interpretations.

The ACC’s role includes:

  • Interpreting CC&R requirements

  • Approving or denying exceptions

  • Ensuring architectural consistency

  • Protecting privacy, aesthetics, and neighborhood standards

Any deviation from CC&R standards requires explicit ACC approval, and no other entity—including the Board—may grant or supersede that authority.

When is an ACC Request Required?

For any major change to the property (sheds, gazebos, landscaping, etc.) and external changes to the home.

I’m not Sure if my change requires an ACC request?

Contact our Community Manager if in doubt or submit via TownSQ or use TownSQ message functionality. Better safe than sorry, effective April 2023, owners can be fined up to $1,000 plus any EMB processing costs.

How can I submit my request?

All requests must be submitted via TownSQ for traceability, no exceptions. If you don’t have or want TownSQ access, requests can be created with assistance from our Community Manager (fee applies).

How do I know what to include in the ACC request?

The ACC has worked with EMB to update the ACC request section to include minimal submission requirements. It’s also a good idea to check the Summer Ridge website for updates and any additional information

HOW DO I HANDLE CITY MAINTENANCE AND/OR ISSUES LIKE SIDEWALK REPAIR?

The city of Sammamish has a great online tool for requesting maintenance for issues like sidewalk repair (replacement and grinding to provide even surfaces between sections, signage located in city maintained areas, vegetation issues, etc). You can click on https://seeclickfix.com/sammamish-wa and submit the request as a registered user or guest. This site also allows you to sign up to receive alerts for other activity occurring in the area.
