Property Modification Guidelines
With few exceptions, all exterior property modifications must conform to established neighborhood standards and comply with applicable city codes to preserve community aesthetics and legal integrity. While the Architectural Control Committee (ACC) has begun referencing relevant municipal codes for certain requests, this guidance is not exhaustive. Homeowners remain fully responsible for ensuring compliance with all city regulations.
For instance, concrete replacements must feature an exposed aggregate finish, to preserve community aesthetics. Please note that the presence of unapproved alterations within the neighborhood does not constitute precedent, this includes sheds that do not comply with city and county code requirements. Requests should not be based on unauthorized modifications, which may be subject to enforcement.
All proposed changes must receive prior written approval from the Summer Ridge ACC via TownSQ. Alternatively, homeowners may submit requests through the Community Manager, who will enter them into TownSQ on the owner's behalf. This service is provided at the owner's expense, in accordance with the negotiated processing rate.
Unapproved modifications are subject to a $1,000 fine, plus additional daily penalties as detailed in the Summer Ridge Rules & Regulations.
Note: All changes to the property must be submitted and approved by the Summer Ridge ACC.
The ACC and Community Manager will be automatically notified when a request is submitted via TownSQ. The ACC will attempt to respond within 7 days, though the CC&Rs provide up to 30 days to respond. Any change done without the ACC approval can be requested to be removed at the owner’s expense and a fine beginning at $1,000.
